Do I Need Permission to Put a Garden Room in My Garden?

A garden room can give you valuable extra space without extending your home. Whether you are planning a home office, gym, hobby room or a quiet place to relax, it is important to understand the rules before work begins.

In many cases, you will not need planning permission for a garden room. However, this depends on its size, location, design and intended use. Every property is different, so it is always sensible to check the requirements with your local planning authority before making any final decisions.

When a Garden Room May Not Need Planning Permission

Garden rooms are often treated as outbuildings under permitted development rules. This means they can be built without a planning application, provided they meet certain conditions.

To qualify, the garden room must be for a purpose incidental to the enjoyment of your home. A workspace, gym, games room, art studio or storage area would usually be acceptable. It cannot be used as a separate home, for sleeping accommodation or as self contained living space.

The building must sit behind the principal elevation of your home, rather than in front of it. It must not cover more than half of the land around the original house, and this includes any existing sheds, garages and outbuildings.

Height is another key consideration. If the garden room is within two metres of your boundary, its maximum overall height is 2.5 metres. Elsewhere in the garden, a building with a dual pitched roof can reach up to four metres, while other roof styles can reach up to three metres. The eaves must not be higher than 2.5 metres.

Permitted development rights also restrict features such as verandas, balconies and raised platforms. If you would like a particular design feature, it is worth checking that it does not affect your planning position.

When Planning Permission Is More Likely

You may need planning permission if your property is listed, located in a conservation area, national park, Area of Outstanding Natural Beauty or other protected location. Homes with an Article 4 Direction may also have restricted permitted development rights.

Permission may also be required if the garden room is unusually large, positioned to the side of a house on designated land, or intended for a use that goes beyond everyday household purposes. Running a business from the garden room can be possible, but regular customer visits, deliveries, signage or additional traffic could mean further consent is needed.

If you live in a new build property, check your deeds as well. Some developments have covenants that limit the buildings you can add to your garden.

What About Building Regulations?

Planning permission and Building Regulations are separate matters. Even when planning permission is not needed, Building Regulations may still apply.

Small detached garden rooms under 15 square metres may be exempt if they do not contain sleeping accommodation. Buildings between 15 and 30 square metres can also be exempt in certain circumstances, particularly where they are at least one metre from the boundary or made from substantially non-combustible materials.

Electrical work, plumbing, heating and insulation requirements can all affect whether Building Regulations approval is needed. At Ultra Design & Build, we will complete a professional survey to help establish what applies to your project.
